  • Q: Are you licensed?

    A: Yes, our owners, Rett Harmon and Curtis North are both licensed realtors in the states of Georgia and Alabama. Our senior property manager, Ashley Cruey, is a licensed real estate agent in the state of Georgia.
  • Q: Can I reach you after hours?

    A: Most questions can be answered during our normal business hours: Monday thru Friday 8:30 am-5:00 pm. For emergency needs, we have a 24/7 hotline that owners and tenants can utilize.
  • Q: Can you put the money directly into my account?

    A: Yes, we do offer direct deposit into your checking or savings account.
  • Q: Do I get to see the lease or sign it?

    A: As the manager of your property, the lease is something that we manage and update according to Georgia Landlord Tenant Law. We can share the lease with you to review before utilization. Upon securing the qualified tenants, the lease will be signed by Century 21 Novus management and will not need your signature.
  • Q: Do you sell real estate too?

    A: Apart from our property management division, we have an industry leading sales department. So, when you decide that you want to sell your rental property, we can connect you with our sales team.
  • Q: How and when do I get my checks?

    A: This is a great question that we have a great answer for. Since we manage the rent collection, we know that receiving the funds in a timely and efficient manner are important. You will receive your funds on the 10th of each month via ACH directly to the bank account of your choice. The only time this date will change is if the 10th falls on a weekend or holiday, in that case, funds will be dispersed the next business day.
  • Q: How is rent collection handled?

    A: Our elite staff manages the rent collection for all of our rental properties. Each one of our properties and tenants abide by the same payment processes. Tenants have the ability to pay through our online portal, or they can pay by check, money order, or cashier’s check at the Century 21 Novus office. There is also a rent drop box for tenants that need to pay after business hours or on the weekends.
  • Q: How long of a lease do you sign?

    A: Generally, the terms of our leases are for a duration of 12-months. On a situational basis, we will allow shorter or longer terms (with the approval of the property owner).
  • Q: How much security deposit do you charge the tenant?

    A: Another great question! All of our rental properties require a deposit that is equal to one full month’s rent, which is due at the time of signing the lease. This is the final step for a tenant to secure the lease of the rental property.
  • Q: How soon can you start managing my property?

    A: As part of our process, we require a Property Management Agreement between the two parties. Once this is completed, we start managing your property immediately. Also, you don’t start paying anything until we secure a qualified tenant for your property. If you already have a tenant in your property, we will just start with the monthly management fee.
  • Q: What type of properties do you manage?

    A: At Century 21 Novus, we have every type of property in our portfolio. Over the past 10+ years, we have gained the experience and solidified our team to be able to manage commercial, retail, multi-family and single family properties.
  • Q: What type of reports do I get and how often?

    A: Our property management software allow us to pull a multitude of reports that can be customized to the property owner’s desires. We generally send out reports on a determined schedule for each property owner.
  • Q: Who holds the tenant security deposit?

    A: Century 21 Novus holds the tenant security deposit in an escrow account throughout the duration of the lease. At the end of the lease, after property inspections, the deposit is returned within 30 days.
